Will the HIP help me sell my home?

Having a HIP will not guarantee that you will sell your home!  However, it will provide key information that may make your home of more interest to a prospective buyer.   Information relating to the running costs of the property, energy efficiency/insulation improvements you have have undertaken to help reduce utility costs.   In today's credit crunch climate, these will become important considerations for first time buyers and those looking towards keeping running costs down. 

What else will the HIP contain?

The HIP will provide local authority search information, drainage and water search details and official copies of the title register, title plan and if appropriate a copy of the deed of lease.  You may wish to include Home Contents and Home Use information within the HIP.  These are forms which ask questions about the property that the buyer's mortgage lender and conveyancer will ask later - providing them from the outset really will help you get to 'exchange' much more quickly.

I can't afford to put my house on the market!

Yes, you can!  You can choose not to pay anything up front!  We appreciate that not everyone is in a position to pay before putting their property on the open market.  We will happily defer the cost of the HIP for 9 months.  There is a small deferment charge of 11%.  There is no credit check.  All we ask is that you have a debit/credit card, to secure the payment.

 No Sale No Fee - whats that?

Do you want to test the water, but don't really want to pay for the HIP?  We offer an exclusive No Sale No Fee HIP.   You must have your property advertised for the full term of 9 months.  If it remains unsold, you will have nothing to pay.  If the property sells within the 9 months, then you will pay a deferment charge (11%) plus £120.00 which is an insurance policy which covers the risk of a non sale.
